My Chinese is a bit crap. Can someone explain when 同性 means ‘homosexual’ and when ‘same sex’? Do you have to guess from context?

Funnily enough that notice DOES actually discriminate against heterosexuals. Gay couples can wander in and out of each other’s bedrooms without drawing any attention from the dormitory morality police. As long as they’re quiet, I suppose.

Not really. You’d normally expect to see “同性戀” if homosexual was meant. There are probably contexts wherewhere that’s reduced to “同性”, but it should be obvious in context, with no guessing necessary.
