if landlord wants to increase your rent on the next contract…is there a min amount of time that they need to notify you before the end of current contract? what if they just tell you your rent will be so much on the next contract when current contract is ending in 2 weeks? other then move out if there anything you can do? thanks

It depends on what the Agreement says about that issue. I am not aware of any obligation placed on Taiwan landlords otherwise. I could be wrong… but, generally, Taiwan law allows the parties to agree to just about any terms they like. Many Taiwan leases have provisions for increased rentals tied to an index… Does your lease have a provision regarding renewal?

Just borrowing this thread for my own question. Renting a place for 26500 NT (negotiated down from 28000 original asking price) since late 2019. Landlord kept this price for 4 years, now going into the 5th he is asking for 1500 more (so back to 28000) due to “inflation”. Any insight on whether this is a reasonable increase? Should I try to negotiate down to 1000? It’s a nice place and landlord has been nice and helpful with repairs, replacements etc whenever asked without fuss.
If you’re a foreigner, then you’re probably already paying the “special foreigner tax” which should be more than enough to cover inflation.
Agree but say no further increase for x number of years. IF HE fixes or replaces the aircons is also a big deal.
I have been here ten years so have a decent sense of what type of place should cost how much and IMO the original deal was quite good with no “foreigner premium”. Since I have been renting he also immediately paid for a washing machine replacement, a shower repair and several aircon cleanings over the years no questions asked. Granted him paying for those is stipulated in the contract but we all know how these things can go sometimes here. He also pays the management fee. Anyway his good nature makes me more inclined to agree but I just wanted to get a sense of whether this kind of increase is common recently.
Generically, 5.6% increase over 4 years is super reasonable.

My situation sounds similar. I originally negotiated the rent down because I opted to pay for an entire year (its a 套房). After two years the rent was raised by about 6% and has stayed at this new amount for two more years so far. My landlord is friendly and quick to fix things which I highly value, especially after reading some horror stories here, so your experience sounds acceptable to me.
my landlord in one place refused to put in a new Aircon after it broke without us agreeing to up the rent. Ended up leaving that place. Always need to make sure that’s agreed upon in the contract as that’s the most expensive item(s) usually. If you like the place and plan to stick around why not sign a two year lease, these things all matter just as much as a small increase in rent.
Just need to vent. Mine keeps increasing rent every year because of “taxes”. I read they aren’t even charged if it’s less than 20,000 (and that they can’t use taxes to charge you more). My landlord wants to charge me 17,000 for a one bedroom in Taoyuan. I looked on 591 and no one is charging that much in my building. Truly laughable.
That’s if they even report the income. If you don’t report it on your taxes they probably aren’t on theirs. Landlords paradise except for quite low rents lol.
With the amount of people dodging taxes, I’m amazed we even have running water.
You should refuse the increase on account of your own taxes you have to pay.

ETA: I literally have no idea what my landlord is talking about. “house tax” was their only reason.
Yeah he’s just spouting some rubbish. Property prices also increased so he is richer as well. Maybe tell him no this year unless you can report your rent in your tax as well.
I feel so naive for not planning ahead. Lesson learned.
