You see an article that talks positive noi growth and you go to zero profit? Seriously?
But Joel Berner, senior economist at Realtor.com®, says NOI doesn’t capture the full financial picture.
“NOI represents day-to-day cash flows of running an apartment building, but it doesn’t tell the whole story,” Berner says. “Positive NOI growth is one of the signs that landlords are healthy, but there could be more issues behind the scenes.”
For small property owners, those behind-the-scenes issues can be enough to wipe out what looks like profit on a spreadsheet.
“Seventy-five to 80% of the rent roll is gone just paying your property taxes, your insurance, your utilities and the water and sewer,” Korchak tells Realtor.com®. “There really isn’t much wiggle room.
Beyond that, hey schmuck faced authors (and the readers falling for their propaganda), those of us paying attention knows that net operating income already deducts property taxes, insurance, utilities. So you take all that into account and still have positive noi growth, yeah, you probably got wiggle room (unless you priced poorly to begin with or bought poorly.).
Then is that article incorrect? Are you saying that the only benefit that small landlords get are more deductions (phantom cash flow) on income they’ve earned in other ways?
If income is forced to remain low while operating expenses increase…something has got to break right?
Will the government compensate these landlords financially? With whose money?
What’s that saying: no good deed goes unpunished.
I’m sure mandani Means well but successful societies cannot be forced into existence via policy. By know we should know that
It’s pretty clear he’s running. I’ve been following him a long while for his solid stances on civil liberties, he’ll be a great choice. A Khanna Massie race would be interesting
Asked if he was running for president, Khanna said: "I’m strongly considering it and I’m more resolved to consider it after this trip."Asked if he was running for president, Khanna said: “I’m strongly considering it and I’m more resolved to consider it after this trip.”
He said he chose to do a visit exclusively to the West Bank, with programming led by Palestinians, to give him an unfiltered view of territory Israel captured in the 1967 Middle East war.
“If you’re unwilling to speak up for Palestinian human rights, if you’re unwilling to speak up against the genocide in Gaza, the apartheid in the West Bank, then you are morally compromised,” Khanna said.
Anything to get the AIPAC and its blood money out of U.S. politics is a win by my standards. Whether a candidate with his problematic name can win against a Republican in Michigan remains to be seen, but it’s clear that the actual Democratic voters have spoken, and this is what they want. The corporate sponsors of the Democratic Party disagree.
It’s going to be interesting. It should be close. This year Rogers will have to carry Trump and all of his insanity, tough sailing. El-Sayed is currently favored 60/40 on Polymarket FWIW.
But this is the post-Reagan U.S. of the 21st century, not the post-New Deal America of the mid-20th century. Any politician deviating from the party line of trickle down neoliberalism is a damn commie.
The DSA has released its most recent program, which is creepy af. It’s like a bad horror movie, just in time for Halloween. What’s next, Soylent green?
Speaking of bills: you don’t really have them anymore. You have no debt. You don’t need health insurance. You don’t pay a mortgage or have a landlord, because comfortable housing is a human right. Your retirement is publicly funded. Food, education, energy, medicine, and transportation aren’t for-profit businesses; they are common goods and utilities … what if you were free to spend your time how you like without worrying about cost or dreading going back to work? What if you didn’t have to think about paying rent or loans at the end of the month, or saving for college, or affording groceries?
Have to wonder just how many Democrats will vote for this seduction. What’s more likely is the usual Democrat take, where socialism is a cheap thrill of naughtiness that also winds up the normies.
Well, that’s one way to take a quote out of context. It shows how far the idea of trickle down economics become embedded in the discourse that the idea of taxing the rich at the same or higher rate as middle class Americans is considered “radical”. You know, like we did from FDR until Reagan, when the current policy of neoliberalism the past 45 years has done such wonders for the American working and middle class.
She said Lincoln was radical for freeing the slaves, hardly a controversial statement. She’s correct that only people with bold ideas and action change history.
Using the number YOU provided, you seem to claim that the DSA is too small to have an effect on the country, win elections and other stuff I guess.
Then the AOC quote I provided states that it doesn’t take a lot of people to change the course of a nation. She pointed to Lincoln. You then seemed to agree with that point .
So please, how did I take her comments out of context? It directly refutes the idea that size dictates political success or impact.
Anyways, the current marching orders from the regime to hammer on about the Red Menace is rather hypocritical in that the Trump administration has effectively nationalized more industries than any Executive in recent memory. You may indeed need to go back to the WWII war economy to see something similar.
That was May. There are more than 30 now. What was that line about the marriage of corporation and state? Looks like the Chinese model with American characteristics.
Taking a stake in a company is equivalent to nationalizing one? Is that what you think
Given the severity of the supply chain disruptions caused by Covid shutdowns, and the desire to not ever allow the country to be exposed like that again, why is government backing a bad thing?
