If you load up on debt you can ruin not only your own life but your family’s life, needs to be thought out carefully and better to have at least one person with a steady income if you are going to do that.
Not sure where people find these apartments. For the last apartment in Taipei I rented, I paid 26k/month (including management fee) and it would sell for roughly 15 million. So less than 2% gross yield…
The current one is worth about 17 million and I pay 25k a month (Linkou)… Even less yield…
Gross rental yield is the gross annual rent over the property’s value. Net yield is (shockingly) the net annual income over the property’s value - this is usually taking into account operating costs, but not capital or servicing costs (it’s treated as if you bought the property for cash / have it paid off). When quoting real estate yields without specifying which, you’re usually talking gross yields; I’d be looking for net yields of that for in investment property.
I’m curious, where do you find your apartments? I’ll be looking around shortly and everyone just tells me to look at 591 or Facebook. Do you use a broker or through word of mouth?
Can I ask what location and what size/type apt you get for a monthly rent of $25-26k?
Thanks
If you own two EU countries in addition to your UK businesses, you’re probably set already. Maybe take it a bit easier with work and enjoy your life more.
The first apartment was directly from the owner. According to him, I was the first one to contact him and after seeing the apartment, I directly agreed to rent it. I’m not sure how long it would have stayed on the market given that the price was fair.
Most offers on 591 which you see when browsing the site are rather “bad” ones - because good ones tend to go fast. So mostly the bad ones stay online…
The second one, I also found on 591 - but this time through an agent (as the owner lives in the US).
The first one was a studio in an elevator building (about 15 years old) in Xinyi with maybe 10-12 ping.
The one now is in Linkou, also an elevator building of similar age, but 2br+1bath (+ living room) and roughly 25 ping (you never really know because the apartment size often includes the public area…).
