591 listing said that Wi-Fi is included, but when I signed my lease they said it's not

Unfortunately, I was kind of tired when signing the lease and didn’t notice that wi-fi is self-paid 自費. Do I have any re-course now that the lease is signed?

No, it’s not on the rental agreement. Unfortunately I already handed over my deposit and my 1st month rent

Internet is not that expensive, nor are tables although I guess it’s all relative to your rental budget.

Yes im sure theres a helpless homeless person you can aquire a table from. Should be easy. Wait for them to leave their spot.

What sucks though is that this place is like 17 ping. I could have gotten a 23 ping place that was furnished for about 1000 more. I chose this place because it was ostensibly more convenient location wise, plus Water, gas, wifi, cable was listed as included on 591. When I signed the contract, only the water and gas was included.

This closer unit was already an extra 2000 over my previous rent. I don’t live here all the time - so the less money I have to shell out the better. I’m also paying rent for my dad to live in Taipei, so there’s that as well.

I live in Hsinchu though. I should have just sucked up the extra 1000 + extra 15 minutes commute. Although the more expensive, larger place is actually a bit inconvenient in terms of living as well (no 7-11, no grocery store, no restaurant etc).

The 591 listing doesn’t carry any legal binding. It’s more meant as a base for discussion with the agent/landlord.

You can negotiate on both ways - you probably should have asked to include Wifi in the contract. Otherwise, what happened is that your agent/landlord “negotiated” this part out of the contract (without you noticing).

(I’ve also viewed an apartment in the past where the listing stated that the management fee is included - only for the agent to tell me that this is not the case. But I also experienced it the other way: The listing said $2000 management fee - and then the landlord said that he could also cover this if I think the rent is too expensive. In both cases, at least, they mentioned this explicitly. At my current place, I made sure to ask to add the fridge to the rental contract because I felt it might be close to dying)

You can try contacting them and tell them that you were under the impression that it should be included based on the listing. The landlord might budge and provide internet - but if they don’t provide it and it’s not in the contract, you don’t have any recourse.

If so, you can still try to come up with some excuse and try to get the contract cancelled altogether (if you haven’t moved in yet) - however, the landlord might not agree or keep your deposit.

Give them an Aug. 1st deadline to honor their end of the deal or you’ll impose a 25% tariff on all rent going forward.

That’s a good one. I’m actually thinking of breaking my lease even if I have to take the 1 month deposit penalty as a sunk cost.

Such liabilities cannot be limited or waived by any agreement in advance.
The information referred to in the previous Paragraph may be verified by sources such as public information provided by the government and (certified) copies of building registration certificates provided by the advertiser.
The advertiser, as referred to in Paragraphs 1 and 2, being a rental housing service business, should clearly indicate its name in the advertisement.

Well that’s good to know. I’ve been away from Taiwan for a few years and even before that the landlord always included it in the price of rent. So I never gave much thought to it.

I could have sworn my dad is paying about 8000 per year (but that might also include Cable TV). If that’s the case then I just got to make a better use of my space and I’ll be OK.

I wouldn’t assume that this extends to monthly rent and included utilities / furniture. But not a lawyer.

That almost sounds too good to be true. Will they have an additional fee for using the line…?

So my 社區 has apparently has a “deal” (優惠), where it’s $4200/year + 2390 for LiTV. That’s actually not horrible at all except that of course the Channels don’t include some of the ones that I like. There’s only so many T/C/K/J dramas that I can watch at a time.
