I am leaving Taiwan but my house deed is tied to my ARC - what do I do?

I purchased a house in Taipei 5 years ago, and the house deed (建物所有權狀 and 士地所有權狀) are tied to my ARC on the certificates.

However, I am leaving my job (and Taiwan) next month, which means I need to relinquish and cancel my ARC when I leave, and return it to the government office.

Once I don’t have my ARC anymore and it is canceled, how do I prove ownership of my house?

Any help would be appreciated!

I don’t think your ARC number can be given to anyone else anyway, even if you return years later and get a new ARC it would have the same number.

Haven’t heard of that, just let it expire and keep the card.

If you lost your ARC and then applied for a replacement the lost one might show up later.

I didn’t lose my ARC, it’s just that according to my immigration lawyer, I’m supposed to return my ARC to the government once I leave Taiwan.

It’s not tied to your ARC, but to your ID number. Which should stay the same if you get another residence permit.

Do you know where I can locate my ID number? I thought my ARC number was my ID number? What if I want to sell the house while I am not a resident (and thus without an ARC)?

No, you don’t.

Above your name the ARC displays the UI No. (what is usually referred to ID number), that stays unchanged through out time (with some exceptions). In the Image UI No. A900000016

On the top of the backside is the ARC serial number which is unique to this specific ARC (usually not used). In the image T190000026.

Not sure how it can affect this situation. But if the arc is old format, and then get a new one later the ID number will be changed to the new format. The back of the née arc will have the old number, but maybe worth some thought.

As an aside, are you planning to sell the house? You can just do the online form saying you are leaving for a year or more which buys you time to sell. Returning the arc like that seems like cutting your own throat. Let it run out naturally.

No you don’t. And you did this five years ago but you haven’t acquired an APRC?

My lawyer told me I need to return it. But yeah, maybe I just keep it and ignore him.

And yeah - my fault I never got a APRC. I should have done that, I just did not expect to leave Taiwan this year.

Thankfully my ARC is in the new format. I may sell the house eventually. Which online form are you referring to that allows you to state you are leaving for a year?

Nope, I tried that, but the govt office does not allow foreign passports to be used on house deeds.

If I get Taiwan citizenship one day, would this also become my citizen ID number? When someone converts an ARC to citizenship, does their ID number remain the same?

If it expires or is revoked, it is nothing more than a piece of plastic. Government doesn’t care about its return.
