Looking to rent a virtual office space / mail box in TW

I need a Taiwanese address to complete the setup of my business account. That being the precondition to be able to finalize my immigration paperwork.

Sadly I got hooked by a US company who offers just such a service on their website. But after they took my money they demanded more and more paperwork from me. Now they even want to see my business plan and where my funds originate from.

That is waaay too much info that I am supposed to give away, for renting a temporary mail box.

Does anyone here know of a Mailboxes Etc/UPS Office equivalent in Taipei, where you can do a rental via the Internet? Best would be a local shop that still speaks English. That way they won’t demand more paperwork from me than I already submitted to the bank - or so I guess.

My CPA knows a place that can rent an address to you.

It’s $3000 a month.

For Taiwan company registration you can’t just rent any mailbox or address, it needs to be somewhere that has the right zoning/is allowed to be a registered address for a company. Cheapest I found was 20,000 per year.

New Taipei didn’t seem to have an issue with me setting my company up at my house.

Yeah sometimes you can, I guess it’s based on the zoning where you live and what kind of business you want to register. I had the option to do it at my place too but apparently it would have made our property tax and our electricity bill higher.

we use storeasy xindian, don’t recall if you must use storage space as well, believe not

My understanding is if any side of your apartment building fronts a busy street it will be zoned commercial and your apartment can be used to register a business address. That’s the case with our apartment in Taipei. One clue is there will be businesses on the ground floor of your building fronting the busy street. The key to keeping property taxes down is to only register one room in your apartment as your business office. Expect a visit from the tax house in the beginning to verify. In general business property tax is double residential property tax.

Whaa  This is so cheap. I’m reading $420/mo?
I pay $18,900 at Doplin Business Center

The only perk maybe is that they let me know when I receive mail (from the govt)

Per month? I paid 20k for the entire year

oh, forgot to say, for 6 months.
It was hard to find one, as most were full or couldn’t accept me I think.

What’s wrong with a proper office space? Why would you want to work in a mailbox?

Not everyone can afford their own rooftop

Aren’t these storage units?

It is NT$1,666 a month plus a management fee, possibly cheaper if you are renting a storage container. They call/message when you have mail.

I’m paying 20k a year in shilin area.
It’s a fake desk in an office building.
It’s just for the government requirements and to receive official mail. Which two is a stupid rule.

I don’t need an outside office, I work from home or wherever I am. most mail is setup to be email or to be sent home directly.

According to chatgpt:
If I register the company at our home, the property tax would change:
|Residential|1.2%|NT$180,000/year|
|Business use|3–5%|NT$450,000–750,000/year|

That’s a huge difference than just getting a fake address.

And I call it fake address (not virtual address) because there is an actual old table and seat with my company name on it and some fake paper work and a fake drink. Etc.
Apparently this is needed if the address service gets checked by the government…

Do you own your own property? Because if you do, check your property tax bill, when they say 1.2%, it’s not actually 1.2% of the true property value, it’s 1.2% of what the government thinks your property is worth, which is almost nothing.

Our apartment is worth 10 mil+, but we paid just a few thousand in property taxes this year.

Actually I don’t know, this is payed by my in-laws.

But to be cheaper than the 20k postbox and using a difference of 3% of residential vs business tax that would be around
650k TWD of property value. There is no such cheap property…

Similar properties are selling now for about 30.000k which is a factor of 45…
Does the gov value our property less than 1/45?

Update: I just found this important info:
If only part of the apartment is used for business (e.g., 1/6), only that portion is taxed at the higher rate

Care to share the name of the place?

Sure,

it’s this place near shipai station
