Moving out of my apartment, but landlord wants to show it while I'm still living there?

I scanned the Land, Housing, Rental Housing Market Development and Regulation acts and did not come across this. Would appreciate pointers to this.

I was wrong.
It is illegal in Taiwan for a landlord to enter a tenants leased dweling without the tenant’s permission. Posting notice to enter in advance means nothing without the consent of the tenant.

Article 306 of the criminal law, which refers to the crime of trespassing on the residence of others, and article 195 of the Civil Code, which refers to the right to privacy, covers all of this.

So to sum up,

The right to use the house belongs to the tenant. Therefore, without the consent of the tenant the landlord cannot enter at will. The tenant has the right to refuse entry to the landlord.

ya, it really is a pain in the arse. thus, change the locks. have a hidden key in case of emergencies. otherwise be out of town, sick, or etc… the right to privacy shouldn’t be trampled. especially a bunch of dirty unknown strangers walking into one’s bedroom, bathroom, kitchen etc. F that… I have done the nude card once in a pinch, works exceptionally well in Taiwan if male. respectful landlords deserve respect. opposite also applies.

Thanks for the info. My landlord’s realtor also thought it was okay, maybe they are using old info.

Now to think of a way to refuse to let them in to see the house in a non face losing way…

Try to be reasonable though.
See if you two can come to an agreed upon day and time of the week for the labdlord to show the dwelling.

I’m thinking I’ll say they can see the home on Saturday during a one hour time window, if they pay for a cleaner to clean the place afterwards for a hour. Maybe I’ll bring this idea up before I point out the law. This gives them a way to save face. And if they disagree and I have to bring up the law, I’ll add that it has to be a cleaner company that I approve. They will most likely refuse this, and so I won’t have to show the house but they may think they saved face because they got the option to accept to refuse the deal at the end.

Also I’m good friends with the landlord and realtor but I feel like the Taiwanese won’t respect you if you let them trample all over you when it comes to money. So I don’t want to go too far, but just far enough to teach them a lesson while giving them a way to save face.

Weren’t you the guy who boasted of earning some enormous pay packet in Taiwan, so great that you needed to swat women away from you?

Also, keeping the place clean is the tenant’s responsibility, not the landlord’s.

Oh yeah definitely need a notice. I think 24 hours is standard in Minnesota, where I’m from. You need time to put away the bongs, ya know. But the only time I’ve ever looked at a place to rent where someone wasn’t living there was actually here in Taiwan.

Also, it’d be pretty weird if the landlord let the person looking to start taking stuff. That should set off some red flags about how they run their operation. Definitely wouldn’t rent from anyone who did that. And btw, I know foreigners here are very protective of their papers because they’re hard to replace, but most petty criminals don’t give a shit about those. Like anywhere, they want high ticket, easy to lift and sell pieces like laptops and Xboxes, etc… Does Xbox, as a name, get the standard pluralization of boxes?

Maybe leave on the tv while you are out playing porn on a loop.

if you are friendly with the realtor and landlord, try to find a mutually convenient time to show the place.
I have shown my place to prospective tenants before leaving, and have been to houses when the tenant was about to leave. It really wasnt a big deal - they come for 10 minutes and leave. its only a studio apartment, how long will it take to look at the living room, bedroom and bathroom?
remember that each coin has two sides, if you go this route, dont be suprised if the landlord nickels and dimes you for every scracth they find in the unit when you move out and deduct it from your deposit.

It is OK as long as you are there.

BTW it is the tenant’s responsibility to clean the apartment before vacating the premises.

Hence, it is you who has to pay to clean the place. And fix and wear and tear in between.

No, you do not want the hassle if you don’t comply with these.

Wait for them to come in illegally without your permission then sue their asses

Criminals might like blue passports, just saying.

But mostly you’d be protecting your paperwork from vindictive ex girlfriends/boyfriends, wives/husband’s, stalkers and assorted acquaintances with a grudge. Keep them in a bank vault only your ICE in another country knows about.

Based on many wtf photos I’ve seen on 591, I doubt this would dissuade many landlords.

True about blue passports. But in that case, go for a walk for 10 or 15 minutes while the landlord shows the place, and bring your passport with. They’re fairly small, not like an oversized check. And that brings up images of Happy Gilmore storing a bunch of oversized checks in the back of his car.

In response to your questions:

  1. Make it a police case.
  2. You can refuse, entirely within your rights.
  3. You can demand what you want. It is your space (for now).
  4. Do what you want.
