Dali Miller Development Co., Ltd., a subsidiary of Dali Construction Co., Ltd., signed a contract with Kaohsiung City Government and Kaohsiung MRT Co., Ltd., and Dali Miler will develop Kaohsiung MRT Northern for 30 years (Gaojie Red Line R24 Nangangshan Station) in front of the station. The total area of the base is about 447957 Sq Ft, the total retail area is about 569331 Sq Ft, the total invest amount is about 2 billion TWD, and the initial revenue is 1.5 billion TWD for 1 year. The shopping mall will be completed in the third quarter of 2021.

The shopping mall will have two sections – one is several large independent stores, and the other is a shopping center. Dali’s experience in operating a regional shopping mall in Seattle, USA will also help with the integration of local culture into the new mall more efficiently. This project will bring 1,100 jobs in the future.

In the future, the government plans to extend the red line from Nangangshan Station to Luzhu. This development will bring more people closer to the shopping mall. Recently, Winbond Electronics invested $330 billion yuan to build a 12 inch wafer fab in the Kaohsiung Science-based Industrial Park . ASE continues to invest in AI factories near it’s HQ in Nanzih. These major investments will continue to encourage population growth into this area which will benefit Dali Miller.

The one in Xindian has been planned since 2006 and to be honest is badly needed for the Xindian Muzha Jingmei area.

One thing I’d be concerned about is Taipei city losing too many of its low rise buildings eventually and becoming more boring . Yes many are dilapidated looking but the new high rise one block two buildings will also be far more boring, no little markets or shops or community stuff . I’ve seen it happen in Songjiang area which has steadily reduced it’s community shopping district and community type housing . They should look at Hong Kong to see what happens if it goes too far with the towers.

Building facelifts are growing exponentially after passage of urban renewal law :clap:

With many dilapidated and weather-stained buildings in Taiwan’‘s cities becoming unsafe, the government is endeavoring to speed up urban renewal projects. On Sunday, President Tsai went to this year’'s Urban Renewal Expo, stressing the need to accelerate the reconstruction of old buildings.

President Tsai and Interior Minister Hsu Kuo-yung went from stall to stall at the expo, showing their interest as well as the government’s determination to expedite urban renewal.

From 40 cases a month, the number of reconstructions of unsafe and old buildings has gone up exponentially year by year.

Since her administration promulgated the Statute for Expediting Reconstruction of Urban Unsafe and Old Buildings in late April 2017, urban renewal cases have been required to complete their review process within 75 days with no limit on the square footage for the first time. The law also incentivizes property owners to build a bigger structure on the area of land they own. As a result, the number of urban renewal cases shot up from just 77 in 2016 to 613 in the first eight months of 2020. That number is expected to surpass 1,000 by the year’s end.

The review process is faster, and there’s no limit on the area of the property. So now that we have this strategy in place, lots and lots of property owners have come to us and want to proceed with the task. Currently, most of the cases are in Taipei and New Taipei.

According to data from the Ministry of Interior, in 2019, there were nearly 700,000 buildings that were over 50 years old across Taiwan. More than 4.1 million buildings were over 30 years old, with 68% located in Taipei City. If the reconstruction of unsafe and old buildings is not carried out posthaste, the number of 30-plus-year-old buildings will surpass 6 million in ten years.

If you look at some of the major cities around the world like Tokyo, Hong Kong, Amsterdam, or London, you’ll see that in their urban planning and during their continual process of renewal, they consider what traditions need to be preserved and how to make the buildings’ overall appearance more esthetic. They constantly make adjustments according to changing times. We now see this happening in Taiwan, especially in Taipei City. It’s beginning to catch up to international trends.

With the public becoming more aware of the need to live safely and also give cities a facelift, a new wave of urban reconstruction and renewal is underway.

Thank you for the pics and videos. Great news about the increased urban renewal… I’ve seen a few older places in Minsheng that look so much nicer now with big new windows and a fresh paint job.

They aren’t building facelifts though (misleading headline), they are almost all demolition and construction of new taller apartment buildings. I agree many old houses (potentially in to the millions ) need to be torn down of course . That’s going to cause a lot of greenhouse gas emissions as well as more cement production (not that anybody cares here ). I’d rather those houses that could be renovated , such as the facades and stairs or adding elevators , could pursue that.

Taipei city has its own style it doesn’t need to copy Hong Kong or Singapore or other cities. Well I wouldn’t mind if it copied Singapore more personally .:grin:
